If your application for a mortgage is viable, we will contact you to explain the terms and conditions of your mortgage. You will meet your personal financial advisor, who will be able to answer your questions and clarify any doubts. Once you have agreed to the terms and conditions, the next step is to send us the documentation required by Spanish banks - please note, the documents must reflect the information provided in the initial request.
Once bank has checked your documentation, the corresponding authorization with the final conditions of your mortgage will be issued. This usually takes 2 weeks.
The final step is to open a bank account and request a valuation. The cost of the valuation will depend on the size of the property, normally between 300 and 500 euros. Provided the valuation meets the 80% ITV, we can proceed with the purchase. This final stage usually takes about 2 weeks: 4 days for the appraisal, and 10 days for the notary under new Spanish law. This process is steered and verified by the bank and we will oversee the procedure at all times as your certified broker.
SpainMortgage does not charge for initial quotes. Once you have decided to proceed with a formal application there will be an initial fee for our services. All advice given until then is free of charge and you are under no obligation to use or contract our services.
The Initial Fee of €450 is payable once you decide to proceed with a formal application. It covers our services right up until you actually purchase a property. It can cover multiple applications with different banks or for different properties. It does not have an expiry date; and it is only charged once.
This fee is payable 5 days before final completion of the mortgage. The standard amount is 1,5% of the mortgage amount (minimum €1,000).
The fees quoted are for standard mortgage/loan transactions. Should more specialist requirements be needed, we will advise you in writing if a different fee scale will apply before proceeding with an application.
If your mortgage application is declined or the amount offered is lower than in our initial quotes and a client does not wish to proceed we will refund our Initial Fee of €450.
Following receipt or proof of payment of the initial fee:
- SpainMortgage will confirm the recommended bank (or banks) and either put you in contact with them directly or deal with them on your behalf to commence the process of formally applying for the mortgage.
- You will continue working with our advisers throughout the process, as well as being in direct contact with the bank. We will be at your disposal at all times until completion of the mortgage
- On approval of the mortgage, the Final Fee is payable 5 days before the final signature at the Notary.
